How does buying a property in Türkiye work?
The purchase follows six clear steps. A personal consultation with viewing is followed by reservation and the purchase contract, then the preparation with your Turkish tax number and the mandatory SPK valuation report. The official transfer of ownership takes place at the land registry office and the TAPU deed makes you the registered owner. The process ends with key handover, a handover protocol and after-sales support.
Which purchase costs should I expect?
The main items are the title deed transfer tax (Tapu Harcı) of 4% of the notarised property value, the SPK valuation report of roughly 300 to 500 USD that is mandatory for foreign buyers, the compulsory DASK earthquake insurance, the sworn translator at the land registry appointment and minor land registry and administrative fees.
What do I need as a foreign buyer?
You need a Turkish tax number, available free of charge from the tax office or online, and the mandatory valuation report by an SPK-licensed expert. A sworn translator is required at the land registry appointment for foreign-language buyers. On request we also support you with opening a bank account.
Can buying a property lead to a residence permit or citizenship?
Buying a property in Türkiye can qualify you for a residence permit. From a notarised property value of 400,000 USD, Turkish citizenship by investment is also possible, subject to a three-year resale restriction. We are happy to inform you about the current requirements.
